As a landlord, property manager, owner, or agent, your number one goal should be to NOT EVICT! When an eviction takes place you lose, the applicant loses, and your property’s ROI sinks to the bottom of a lake tied to a concrete block never to be seen again. Unless the process changes, your ROI won’t either.
Credit and Criminal searches are standard, but many landlords overlook evictions and think they are not that important. The fact is, the eviction search gives you additional insight on how the applicant operates. If an applicant has been previously evicted, you can bet they know the process as well as you do. If you are an unsuspecting landlord, you will be their next victim.
Bad applicants know how long they can squat during an eviction. And they know how much trouble it is to get them out. I’ve seen this first hand with my father in-law’s property. When I was 19 my father in-lawinherited 2 single family homes. He was frustrated, took a loss, and sold both homes after a year of dealing with bad tenants, evictions, animals, trash removal, remodeling, holes in doors and walls, etc.
That was the 1990’s when applicant information was much more limited. In 2019 there is no excuse for a landlord not to run a proper background check. The data is readily available, and can truly help when qualifying tenants. It goes much deeper than the eviction search. As a rental property owner, you should also want to protect the neighbors and the area surrounding your rental. Landlords who do not run background checks are often the ones that are preyed upon by individuals seeking to run illegal grow operations, meth labs, set up prostitution and/or human trafficking rings, harbor dangerous animals, etc. This effects whole communities and the livelihood of an area.
