For Employment we inquire about : salary/wage, hire date, position, and type/status of their job, which it could be full-time or part-time all while making sure the HR or Payroll department know this inquiry is strictly for a housing application . For the landlords/property managers, the questions go more in dept to see how the applicant is/was as a tenant.

What is a rental verification?

When meeting a new prospective tenant, getting to know their actual rental history is a great way to find out if they’re going to be a good fit for your or your client’s property. But what exactly is rental verification, and how can it help you to connect a tenant to their rental history?

Real-estate rentals are difficult to manage when you are facing prospective tenants who may not pay rent on time, don’t take care of your properties, or otherwise make renting difficult. This is part of the business, but taking time to get landlord reference information when receiving rental applications can help alleviate the stress and the expense.

Rental history can confirm what you might feel about a tenant, and it’s a legal way to check whether or not a tenant has good rental history. Without this information, you’re missing a vital part of the tenant screening process.

The applicant provided false information on the application, what do I do now?

Don’t panic, this is where we come in. We make sure that we will get the accurate information from the employer / property manager provided by researching the property or employers by name and making sure we talk to the correct department.  You can follow the verification every step of the way, you are able to see notes with date and time stamps of the work being done. If there is anything out of the ordinary that the verification specialists think you need to know, he or she will contact you directly and let you know.

What happens if you can not get a hold of the employer or the landlord?

The Verification Specialists are trained to pursue the leads your applicant provided in the application; however, we will research as much information as we can regarding the employment and previous landlords/property management companies so we can get the verification completed.

If no or incorrect information is provided to start with, we do not consider this a dead end, we will reach out to the applicant and ask for additional contact information (in case there is no more additional information found while doing our research), but in the meantime we are going to try our best and go the extra mile to provide accurate and complete data that could provide you with information you need to make the best decision.
