Managing multiple rental units can be a nightmare without the right process in place. Landlords all over the United States can benefit from a process that streamlines the application process. By having a user friendly experience for the applicant they are more likely to follow through with the application process. This allows your applicants the ability to apply quickly ad view your rental criteria prior to submitting an application to decide whether or not they will pass the approval process.

What is Rental Criteria and Why Should I List It?

Rental Criteria is the information that is used to decide if an applicant will be approved, i.e. – credit score, criminal history, evictions, bankruptcy, and so on. This criteria should be written into your company policy so that every applicant is screened the same for approval, Click Here for an example of rental criteria. This is a detailed example, some landlords want less, some landlords want more.

By listing this rental criteria you allow the applicant to decide whether or not they feel they would be approved. This helps cut down on frivolous applications and applicants who are not qualified to apply in the first place. Below is a Quick Guide to how the Online Application works:

We give you a link that can be emailed or placed on the current application tab on your website.

Applicants apply, upload documents they may have (i.d., check stubs, pet pictures) and pay via a debit or credit card. (full app fee is routed to your bank of choice, we invoice on the 1st of the month)

Background check can be ordered automatically every time upon applicant clicking “submit application”, or option B, applications can be stored so you can log in and decide which ones are ordered (this works best for first come first serve policies). Option B means if you take 5applications for a house, and the first one is qualified, the other 4 applicants will not be charged because you never ordered their background. They will get their application fee back within 7-10 business days without you having to do anything. Option A charges every one and runs the background report automatically.

You are notified when the background check is complete, at that point you can log in and view the full background screening report (see attached sample).

Our goal is to save you time, we have a team dedicated to making calls and verification. We will adhere to which ever method that particular landlord or employer wants the verification completed, i.e. – phone, fax, email, web based, etc. At the end of the 2nd day if we are missing anything we reach out to the applicant and ask them to contact the person about getting the verification completed.
If an applicant is having trouble completing the application, they can call us directly and we will walk them through the application to ensure they have a good experience when applying for your property.
